With a price set at $35 million, 2830 Pacific Ave. is the most expensive listing in San Francisco so far for 2023.

The mansion is for sale just off San Francisco's Billionaires' Row, and at that price, it'll take a billionaire to buy it.

The home was built in 1910 and still exhibits its original Georgian Colonial architecture. This is the work of Nathaniel Blaisdell, a San Francisco architect who also designed the McGregor Building near the Embarcadero and the Securities Bank at Market and Van Ness. Blaisdell was commissioned by George Lingard Payne of Payne’s Bolt Works, a carriage bolt factory that Blaisdell also designed.

In 2009, this home was chosen for SF’s Designer Showcase. According to Jan Lachman, who wrote a history of the house, Blaisdell used Oregon pine, California redwood, and roof rafters of re-dipped tin to construct the residence of six bedrooms, six full bathrooms and two half-baths, creating a mansion that spans 9,625 square feet.

The home featured one of San Francisco’s first residential Otis elevators, transporting its occupants from the foyer to the pent level.

Over 120 years later, Blaisdell’s intention has been preserved, but the home features modern amenities for today’s luxury buyers. Beyond the grand entryway with its gleaming wood staircase, there are four stories. There’s a formal dining room, a renovated kitchen, a 1,500-bottle, temperature-controlled wine cellar, and a gym.

Crowning it all, a glass pentroom steps out to a wrap-around roof deck, opening to panoramic city and bay views.

This opulent property sits on a 9,408-square-foot lot. Listing agent Max Armour of Compass pointed out the overall rarity of its grandeur: “From soaring ceilings, to gracious 3,000 square foot floor plates, to unobstructed Golden Gate Bridge views from the pent level with a deck to the walk-out landscaped backyard, this home epitomizes a life well lived."

In 1910, the cost to create this residence was $42,500. Depending on what this home sells for, it may or may not beat out one of San Francisco’s most expensive home for 2022, 3450 Washington, a Presidio Heights mansion that even after a $5.5 million price cut was listed at $39.5 million and, as of February 2023, is under contract.
